This charming property is the perfect countryside home. Located in Arco da Calheta, on the south-west coast, it is just a few minutes from the centre of the village where most of the local shops, cafés, restaurants and supermarket are located. By car it is a mere five minutes to the beach in Calheta and 40 minutes to Funchal.

The property is blessed with an bright & sunny location, and is beautifully peaceful and quiet, accompanied only by the sound of the levada water running down the small road nearby. It also benefits from unobstructed & definitive panoramic ocean and rural views.

Built in the 1940's, this traditional 'Madeiran style' house has been renovated bit by bit during the last few years using high quality materials to improve its quality whilst retaining its autenticity. Wooden windows lacquered in white with interior window shutters, for example, were already restored to their former glory. The roof was also completely redone as well as the floor to the second floor. The electrical installation has been completely rewired, and the domestic hot water system likewise. The property is structurally now in excellent condition. The renovation works are however still a work in progress... and the property is looking for the right purchaser with an eye for detail and fan of the traditional style to continue the labour of love!

The ground floor opens up to an ample open plan living/dining room, fursnished in a minimalist style. The traditional concrete floors, painted in a wine red, contrast with the stone walls and wooden ceiling. The family kitchen, on the east side, is simple in style, featuring a traditional bread oven. It has not yet been equipped properly for daily usage.

Next to the kitchen at the ground level, there is a storage room and a bathroom. The front terrace, under the shade of the bougainvilleas, is perfect for al fresco dining.

The access to the top floor can de made internally using a wooden removable ladder in a trapdoor, but there is also an exterior staircase on the west side of the house, next to the wine press.

The top floor offers an open-plan office/bedroom and a generously sized newly built bathroom with definitive rural and ocean views. All feature beautiful wooden coved ceilings. There is a terrace, on the east side of the roof, where one can install sunbeds and enjoy the panoramic views, which from this vantage point include not only the Atlantic Ocean but also the mountains.

With almost 3.000 m2 of land, it is possible to extend the accommodation and add extra bedrooms to the rear, built out the currently unused outbuildings, contruct new guest cottages in the grounds, or plant up a landscaped garden, a lawn or even add a swimming pool. It is certainly fertile soil for vegetables, as there is irrigation 'Levada' water available on site and all this soil has been used only for agricultural purposes.

This property is full of charm, with small architectural details which would surprise you.

Very well worth a viewing!
