Without disrespecting its original characteristics, this period property was recently remodelled, now featuring ample, bright and functional internal areas in addition to a welcoming south-west facing winter garden, which has become the best place to relax and enjoy the view.

Set in a quiet residential area in Santa Maria Maior, on the east side of Funchal’s amphitheatre, this three-bedroom house opens up to a wide entrance hall, paved in wood. To the east, the reception area: a generously sized dining area, featuring a mirror wall, that leads to the welcoming winter garden. The deck area, next to the passion-fruit tree, just outside the winter garden, is the perfect place for al fresco dining.

To the west, an ample brand new kitchen was installed to take advantage of the carport location nearby and the magnificent south views. Modern in style, functional and bright, it is paved with grey tiles which feature white arabesques. Behind the kitchen is a pantry.

The original wooden doors have been retained, lacquered in white or pale blue, a signature of the interior designer. The tiles from the old and dark kitchen, which used to be to the rear of the property, were used to pave the ground floor guest WC, which feels quite ample due to its high ceiling.

On the ground floor, a further room facing east is currently used as an office/ample laundry and has direct access to an exterior patio.

Upstairs, the five existing small rooms were turned into the most generous master suite with private dressing area to the west, and a double bedroom to the east, both enjoying the most stunning views towards Funchal Bay.

The master suite has a southern veranda which can also be accessed from the end of the bedroom corridor, and a generous & private ensuite shower bathroom.

The double bedroom can easily be turned back into two bedrooms as it still features two separate access doors. There is a family bathroom to support this bedroom(s).

As the roof has also been completely rebuilt and retiled, the attic was recuperated to create an extra usable area. A skylight was added, providing natural light not only for the attic, but to all floors.

The attic is currently used as a play area but could also function as an office or even another bedroom.

All windows and shutters were replaced by aluminium ones. Solar panels were installed in addition to the boiler for the domestic hot water, and all light bulbs changed into LED.

There is a project already approved for the installation of a swimming pool on the approximately 200m2 of land to the rear of the property but which has not yet been executed.. This area can be accessed from the attic or from the carport, via an exterior staircase.

This 820 m2 property has a private vantage-point, which offers the best spot to watch the cruise liners come and go and guarantees a spectacular Fireworks show on New-Year’s Eve.

There is also a water tank to store ‘Levada’ irrigation water which is available on site.

The house is currently furnished, which is subject to negotiation.

It is a lovely family home but could also be an interesting property for the holiday rental market.
